Rent collected in July was £96,920 against £98,950 demanded — a collection rate of 97.9%, down from 98.5% in June.1 Foundry Yard and Northgate House collected in full for the fourth month running. Alder Place is the weak point at 94.4%, and a single unit accounts for most of it.

Occupancy held at 94.9% across the portfolio, unchanged since May. Two units at Weaver’s Row have now been void for three months, which is the single largest recoverable item in this pack.2 Arrears closed at £11,310, slightly below the opening balance — £1,860 was recovered against £2,030 of new arrears, and £340 was written off on a departed tenant.3

Alder Place is £770 short on the smallest rent roll in the portfolio — a 94.4% collection rate against 97.9% across the group. At less than a month’s rent on the block it is a part payment rather than a missed one, so it wants a reminder and not a recovery. Foundry Yard and Northgate House collected in full.

Weaver's Row has fallen 12 points since February and has not recovered. Two units have been void since May — £2,400 a month at the block's average rent, and £7,200 foregone so far. That is more every month than every arrear arising across the whole portfolio, which is where the attention has been going. Every other block is flat or improving.
